RIDC Armstrong Innovation Park offers level, shovel-ready lots designed to accommodate a variety of businesses. Each lot is serviced by underground utilities and state of the art telecommunications. The park is serviced by a fully redundant fiber optic ring with no single point of failure and an on-site 138kV networked substation. The park also features a common storm water management system eliminating the need to plan for water detention ponds on individual lots. The Armstrong County IDC holds an open NPDES permit which eliminates the permitting time – builders are simply added to the Armstrong County IDC’s existing permit. Projects can break ground in 45 days in the park.
Parcel sizes range from 2 to 20 acres.
RIDC Armstrong Innovation Park is located 30 minutes north of Pittsburgh along SR 28 (Exit 18). Many lots are visible from SR 28. The park is within minutes of SR 422 and the PA Turnpike. Pittsburgh International Airport is a 55 minute commute.
RIDC Armstrong Innovation Park is a designated Keystone Opportunity Zone (KOZ). Qualified companies will not be responsible for most state and local taxes for a ten year period.
A 925 acre mixed-use community, RIDC Armstrong Innovation Park blends future retail and residential development with the existing office and light industrial component. There are currently eleven buildings in the park covering nearly 375,000 square feet.
